Custom Double Swing Gate + Why Maintenance Matters (Real Customer Example)

Back in the summer of 2024, we installed a custom double swing gate for a homeowner here in Frisco. Like most of our projects, this gate wasn’t just about looks — it was about security, convenience, and long-term performance.

Fast forward to today… and this is where the story gets important.

From Installation to Long-Term Care

After completing the install, we were able to get this customer set up on a LiftMaster maintenance plan — and this is exactly why we recommend it.

Over time, even the best gate systems start to experience small issues that most homeowners won’t notice until it turns into a bigger (and more expensive) problem.

What We Found During Service

When we came back out for a full inspection and service, here’s what we discovered:

🔧 Mechanical Components

  • Gate structure, hinges, bolts, and mounting hardware were all in great shape
  • No structural issues — everything solid and secure

⚙️ Operator Arms

  • Arms were functioning properly
  • Needed lubrication (very common and critical for longevity)

👀 Safety Photo Eyes

  • Sensors were dirty and slightly misaligned
  • Cleaned and realigned to restore proper safety function

📦 Operator Control Box

  • Found cobwebs, dust, and debris buildup
  • Fully cleaned and air-dusted
  • Checked wiring — no loose connections
  • Verified power and electrical components

🔋 Battery & Power

  • Battery tested and operating within normal range

🚪 Gate Operation

  • Gate opened and closed smoothly
  • Alignment and performance were right where they should be

👉 Overall, the system was mechanically sound and operating correctly — but only because it was maintained.

Why This Matters

Here’s the reality:

  • Slight misalignment

  • Quarterly full service for best performance
  • Or semi-annual service as a minimum
